AURORA — Data center developer Vantage has proposed a two-building campus in Aurora that could rank among the largest data center projects in Colorado, according to filings reported this week — landing just as the city begins rewriting the rules for the industry.

The proposal surfaced days after City Council banned evaporative cooling in new industrial builds and began drafting setback and screening requirements. Nearby residents told reporters they were surprised by the scale of the project and are watching whether the city's developing regulations will apply to it.

Aurora has become a magnet for data center investment thanks to its land availability, power infrastructure and position along the E-470 corridor. The QTS project near I-70 and E-470 is already touted as the state's largest, and the proposed 1.5-million-square-foot Trident at Windler campus has drawn organized neighborhood opposition.

Council members have signaled that water use, noise, and distance from homes will drive the next round of legislation. AuroraToday is tracking every active and proposed data center site in the city in our Aurora Development Watch.
